Sealants are utilized to prevent water, moisture, vapor and or air infiltration.

Various types of industrial sealants are available in the market today. The type of substrates and existing conditions will determine the proper selection of products specified for optimum compatibility.

  • A compound utilized for sealing spaces between materials.
  • An elastomeric material that is used to fill, seal cracks, voids, etc. at expansion joints. This material prevents the transmission of moisture and allows for the horizontal, vertical and lateral movement.
  • A caulking material is used to fill voids or seams for acoustical, air infiltration, and or thermal purposes.
  • A mixture of polymers, fillers, and pigments are used to fill and join intersections where moderate movement is expected as it cures to a resilient solid state.

Sealants, despite not having great strength, convey a number of important properties for a building envelope. They seal top structures to a substrate, and are particularly effective in the waterproofing process by limiting moisture infiltration within the components of which they are applied. They can provide thermal, acoustical insulation, and may also serve as fire barriers.

Sealants can also be used for simple smoothing or filling. They are often called upon to perform several of these functions at once.

Glazing Repairs

Obviously glass is impervious to any type of potential water intrusion. In reference to "glazing" there are two types; wet glazing and dry glazing.

Wet glazing, also commonly referred to as wet sealing, is utilized in most remedial applications and is a much more cost effective approach in lieu of gasket and interior window frame modifications.

Dry glazing systems utilize a rubber extrusion gasket that is considered to be the actual glazing seal. These also act as the compression for the glass to frame intersections.

Wet Sealing is by far the most common approach to address the ongoing water intrusion issues of most commercial window systems. NO water in, NO water out!


Vehicular Traffic System Installation & Repairs

This robust system is typically applied to elevated concrete parking decks to prevent water intrusion from entering the spaces below. More importantly, they are utilized to protect the surface to which they are applied from damage caused by water, salts, oils and various other contaminants. The end product is a nonslip,  attractive wear surface.

This system is suitable for surfaces subject to vehicular and heavy pedestrian foot traffic. It consists of numerous components that together form a system with optimum performance. The top coat is available in various colors. 
The most common are: Gray, Charcoal Gray, and Tan.

Pedestrian Deck Coating Installation & Repairs 

This type of system is utilized for the waterproofing of the following elevated structures: 
  • concrete balconies 
  • plaza decks
  • terraces
  • patios and other areas subject to pedestrian foot traffic

Pedestrian Deck Coating Systems usually consists of a one-part or two-part base coat and a one-part or two-part top coat with an aggregate added between coats to provide a safe, nonslip, attractive walking surface. The top coat is available in numerous colors to match existing aesthetics. 


Expansion/Control Joint Installation & Repairs 

An expansion joint or movement joint is a construction detail intended to safely absorb the heat-induced expansion and contraction of construction materials, to absorb vibration, to hold parts together, or to allow movement due to ground settlement or earthquakes. They are commonly found between sections of buildings, parking garages, bridges, sidewalks, intersections of dissimilar materials, piping systems, and other structures requiring movement.

The most widely used method to control random cracking in concrete slabs is to place contraction/control joints in the concrete surface at predetermined locations to create weakened planes where the concrete can "break" in a straight line. This produces an aesthetically pleasing appearance since the "break" takes place below the finished concrete surface. The concrete has still cracked, which is normal behavior, but the absence of random cracks at the concrete surface gives the appearance of a non-cracked section.

Building facades, concrete slabs, and the majority of all building components will have a certain level of  expansion and contraction due to the thermal heating  and cooling from seasonal variations. 

Water Repellent Applications

The definition of a water repellent is something that, when exposed to moisture, resists the surface penetration and or soaking into a specific substrate. Seal-Tek personnel will identify proper compatibility based on the building components requiring a water repellent application.

Epoxy/Grout Injections

Epoxy/Grout Injections
This is a process similar to pressure grouting. The hydro-active grout/epoxy can be injected at various degrees of viscosity, depending upon the existing substrates and/or existing conditions. Epoxy injection is an adhesion type of process utilized to repair a wide variety of concrete and masonry structures. The material not only fills cracks and voids, but essentially bonds them together structurally with an epoxy that is forced through the crack to form a strong bond. This will also increase the negative-side resistance further inhibiting any possible future water infiltration.
